FLOOR CARE PROCEDURES
As wtih any cleaning task, there exists a critical triad between PEOPLE (who must be properly trained), PRODUCTS (which must be suited to the specific application), and PROCEDURES which detail how each task should be performed. A weak link in one can cause failure of the entire system.
EQUIPMENT NEEDED
Mop Buckets and Wringers Mop Heads and Handles Floor Scrubber Ultra high speed buffer / burnisher Abrasive Floor Pads Polishing Floor Pads Wet Vacuum with squeegee Dust Mop
SUPPLIES NEEDED
Floor Stripper (KRS suggests NCL Bare Bones, ZOOOOM, or KRS Formula 500) Floor Sealer / Floor Finish (NCL One Coat 25, One Coat, 24/7, Invincible, Withstand, etc...)Neutral Cleaner (NCL Enhance, Earth Laboratories E-CLEAN) Floor Gloss Restorer (NCL Pop n' Shine) Spray Buff (NCL Renu, etc...)
CLEANING
1. Dust mop floor daily. 2. Clean floor with properly diluted Neutral Cleaner applied with damp mop or automatic scrubber. 3. For best results, rinse.
RESTORATION
Using a Restorer
1. Dust mop floors to remove surface grit. 2. Apply a thin coat of properly diluted Floor Gloss Restorer to the floor and let dry. 3. Burnish with high speed buffer. 4. Dust mop floor. 5. Reapply at least once per week.
Using Spray Buff
1. Dust mop floors to remove surface grit. 2. Apply a light mist of Spray Buff directly in front of buffer onto an area which can be comfortably worked. Do not allow the spray buff to dry on the floor. 3. Buff or Burnish until dry. 4. Reapply as traffic dictates. CAUTION: Never dry buff floors that contain asbestos fibers.
PROCEDURES...
STRIPPING
1. Dilute Stripper according to directions with cool water. 2. Apply liberally with mop, keeping floor very wet for amount of time directed on instructions. 3. Agitate if possible using a floor machine or floor scrubber and abrasive pads. 4. Pick up re-liquified finsh and soils with wet vacuum. 5. Mop up any remaining residue. 6. Rinse with properly diluted neutral cleaner and repeat as necessary to prepare floor. 7. Allow to dry thoroughly.
SEALING / FINISHING
1. After stripping and detail mopping you may find it advantageous to buff or burnish the bare, clean floor prior to applying any seal or finish. Be sure to run a clean dust mop over the floor after buffing. 2. Pour floor finish / sealer into clean mop bucket or apply in fine bead directly onto floor in workable areas. 3. Using damp microfiber flat mop smooth and apply floor finish / sealer in figure 8 motion until uniform and even. 4. Allow each coat to dry fully prior to adding another coat. 5. Follow directions on finish as to how many coats to lay down.
Restorative Maintenance
Procedure #1: Top scrub and recoat (with a single disk machine)
1. Sweep the area if large debris is evident, otherwise a thorough pass with a dust mop treated with a water-based dust mop treatment is recommended to remove dry soil and dirt.
2. Depending upon the depth you wish to penetrate into the finish film during the top scrub procedure - use either an all purpose cleaner (for deeper penetration) or a neutral detergent (for lighter penetration) and a green pad for light scrubbing or a blue pad for deep scrubbing. Always mix chemicals according to the manufacturer's directions.
3. Apply solution liberally (do not flood) allowing the solution to contact the floor for approximately 2-3 minutes and thoroughly scrub using the single disc machine.
4. Pick up solution with mop or wet vacuum. Use a detail mop with clean water to remove any trails or footprints.
5. (Optional) Dry buff the clean floor to knock off any edges and smooth the surface prior to applying a new coat of finish. This step will enhance the appearance level of the floor noticeably.
6. Apply one coat of floor finish in the traffic areas as described in the "Sealing/Finishing" procedure. For appearance sake this coat must be applied evenly and if necessary feathered at the edges. If lines are apparant where new finish has been applied, wait at least one hour and dry buff edges.
Procedure #2: Top Scrub and recoat (with an automatic scrubber)
1. Follow the same procedure for cleaning with an automatic scrubber in "Daily Maintenance" using the double scrub method. Double scrubbing provides two passes with the automatic scrubber before the solution is picked up and normally utilizes a more aggressive pad or brush.
2. Lay solution down on the first pass with squeegee in the up position. Make a pass along the same path with solution turned off and squeegee down.
3. Be sure to have a clean detail mop available to pick up any trails which may be left from the automatic scrubber.
4. Using a neutral detergent in this process will alleviate the need to rinse, however if you are performing a more aggressive top scrub with an all purpose cleaner, then rinsing is necessary prior to recoating.
